NOTICE OF PUBLIC HEARING (VIRTUAL PUBLIC HEARING) Township of West Orange Planning Board PLEASE TAKE NOTICE that the Township of West Orange Planning Board (the “Board”) will hold a virtual public hearing on June 5, 2024 at 7:30 PM to review and take formal action upon an application for preliminary and final major site plan approval, conditional use approval, bulk variance and design waiver/exception relief (the “Application”) by 410 Main St Holdings LLC (the “Applicant”) with respect to property having a street address of 410 Main Strect, West Orange, New Jersey 07052 and being designated as Block 113, Lots 262, 264 & 308, on the Township of West Orange Tax Map (collectively, the “Property”). The Property is located in the B-2 Zone (the “Zone”). The Applicant proposes to construct a new three- (3) story mixed-use building on the Property consisting of [2 residential dwelling units above approximately 900 sq.ft. of commercial space and 13 parking spaces on the ground floor. The Applicant also proposes related site improvements, including, but not limited to, landscaping, lighting and stormwater management infrastructure. The Applicant seeks bulk variances pursuant to N.J.S.A. 40:55D-70(c) and design waivers/exceptions, including: (1) Front yard setback (Main Street) less than required (25 ft. required; 5 ft. proposed); (2) Front yard setback (Park Drive North) less than required (25 fi. required; 5.14 ft. proposed); (3) Side yard setback less than required (10 ft. required; 5.22 ft. proposed); (4) Rear yard setback less than required (30 ft. required; 8.16 ft. proposed); (5) Number of stories greater than permitted (2.5 stories permitted; 3 stories proposed); (6) Building coverage greater than permitted (40% permitted; 73% proposed); (7) Lot coverage greater than permitted (60% permitted; 82% proposed); and (8) Number of parking spaces less than required (25 spaces required; 13 spaces proposed) (if deemed necessary). The Applicant also seeks any additional deviations, exceptions, design waivers, submission waivers, variances, interpretations, continuations of any pre-existing non-conforming conditions, modifications of prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review and processing of
