TOWNSHIP OF WEST ORANGE ZONING BOARD OF ADUSTMENT NOTICE OF REMOTE HEARING PLEASE TAKE NOTICE: That the undersigned has applied to the Zoning Board of Adjustment in the Township of West Orange for preliminary and final major site plan approval along with associated use and bulk variance relief in order to construct an addition to the existing single-family dwelling in order to covert the use of the property to a three-family dwelling at property commonly known as 66 Whittlesey Avenue and otherwise known as Block 129, Lot 60 on the Tax Maps of the Township of West Orange. The subject property is located in a R-T Zone and the three-family residential use proposed is not permitted in the zone. In order to improve and use the subject property as proposed the applicant is requesting preliminary and final major site plan approval, use variance approval pursuant to N.J.S.A. 40:55D-70(d) (1) to permit the three-family residential use in the R-T Zone and bulk variances N.J.S.A. 40:55D-70(c) for minimum required front yard setback where a minimum front yard setback of 30 feet is required in the R-T Zone and a front yard setback of 9.29 feet is provided, maximum permitted lot coverage where a maximum lot coverage of 55% is permitted in the R-T Zone and a lot coverage of 74.34% is proposed and minimum required parking spaces where a minimum of 6 parking spaces is required and 4 parking spaces are proposed in addition to any and all other variance or waivers deemed necessary by the board for approval of the application.
