He stated that none of the residents in the complex were noticed. Ms. Beirne stated that there are no individual units in the complex that are within 200’ of the site. Vice Chairman Neuer stated that the condominium association receives the notice. Mr. Grossman approached the podium and stated that each unit had to be noticed Vice Chairman Neuer stated that Ms, Beirne determined that there are no individual units within the complex that are within 200” from the site. Vice Chairman Neuer, on the advice of counsel, concluded that notice was proper and the application may proceed. Lauren M. Holden, managing director of Clarion Partners, owner of the property, approached the podium and was sworn under oath. Ms. Holden stated that Clarion Partners, owner of the property, buys and develops properties and that their role is to improve each property they purchase. She stated that they acquired Essex Green two years ago and have the opportunity to restore the center. Ms. Holden said they want to focus on layout and outdoor structures and increase dwell time for the customers. Ms. Holden went on to detail what renovations that they are proposing to the center. Mr. Eben stated that he is concerned about the removal of trees, no sidewalk connection and the placement of one of buildings. Ms. Holden said that they will be addressing all of their concerns and also proposing to dress up the rear elevations of the buildings to make them aesthetically pleasing. Mr. Eben asked Ms. Holden what type of drive-thru’ s they are proposing; she said they will be for a food business but not like McDonalds. Mr. Schwarzbaum asked Ms. Holden what types of restaurants will be added to the site; she said family style restaurants where you will be able to get anything from a burger to a glass of wine. Ms. Holden said that they will use the courtyard in front of the movie theater to bring in a family sit down restaurant. Mr. Schwarzbaum asked Ms. Holden if they were impacted by the Sears bankruptcy; she said not yet but they may be eventually. Mr. Quentzel asked Ms. Holden if they have any letters of intent; she said yes. Mr. Quentzel asked Ms. Holden how much square footage is currently occupied; she said they 4
