In the event that any other required regulatory approval conflicts with the terms and conditions hereof, or materially alters the same, or the terms and conditions hereof are materially altered by any change in applicable law or regulation other than those municipal regulations for which change is prohibited by the Municipal Land Use Law (MLUL), or in the event Applicant or its successor or assigns construct or attempt to construct any improvement in conflict with or in violation of the terms of this approval, the Board hereby reserves the right to withdraw, amend or supplant the instant approval. . All construction, use and development of the property shall be in conformance with the plans approved herein, all representations of the Applicant and its witnesses during the public hearing, all exhibits introduced by the Applicant, and all terms and conditions of this resolution. The

The Applicant shall pay all outstanding taxes, tax liens, application fees and technical review fees, as well as any inspection fees that may be required hereunder. All notes included in the approved plans, including notes required by this Resolution, shall be deemed conditions of approval having the same force and effect as conditions expressly set forth in this Resolution. The length of the parallel parking spaces along the sides of the building shall be increased which will result in a decrease of one Parallel parking space on each side. The front parking area driveway will be widened and the gate removed. The building shall have a light color roof (Applicant will use either white or gray TPO). . The proposed signage as to vehicle speed, fire lanes, delivery zones and other directional or informative directions shall be submitted to the Township Planner and Fire Department for approval. - Security lighting shall be provided in the parking lot. . Visual security/surveillance cameras shall be located in the rear of the building facing the parking lot and in the front of the building capturing people entering the building. - Hours of operations shall be as permitted as per Township Ordinance. . Preliminary site plan with variance relief only is granted for Phase II. . Applicant agrees to comply with the recommendations and directives set forth in the reports of the Township Engineer and Planner. - Applicant shall install Electric Vehicle Parking as per plans submitted with Application. 17. Applicant shall list all conditions of approval onto a final site plan submission.
