INTRODUCTION/LAND USE The applicant is proposing modifications to a site plan for the renovation and expansion of the existing Essex Green Shopping Center previously approved by the Zoning Board in 2019, including changes with regard to signage, building layout and the addition of a trash enclosure. The proposed development approved in 2019 included the construction of three new buildings, expansions and/or renovations to existing buildings, modifications to circulation patterns and parking areas, and construction of various related improvements. The subject property is located in the P-C Planned Commercial zone. It is centrally located within West Orange in an area developed with a mix of land uses. These include commercial, office, residential, hotel and utility uses. The property is bounded by Prospect Avenue on the east
