The subject property is located in the B-2 General Business (“B-2”) District. PROPERTY DESCRIPTION The subject property is a corner site identified as Tax Lots 262, 263, 264 and 308 on Block 113 and is located on Main Street and Park Drive North. The subject property has a total lot area of 11,936 square feet (0.274 acres), a lot width of 139.95 feet fronting Main Street, and a lot depth of approximately 84.46 feet fronting Park Drive North and is currently improved with a 2.5-story frame residential dwelling. PROJECT DESCRIPTION The purpose of this application is to demolish the existing building and develop the subject property with a new 3-story mixed-use building with ground floor commercial and multi-family residential on the upper floors. The proposed ground floor includes a commercial space anchored at the corner of Main Street and Park Drive North, ground floor lobby space for the residential units on the upper floors and a parking garage with egress off Park Drive North providing 13 parking spaces.
