In support of Crestmont’s application for “d-1” variance and major site plan approval to install a 1248 square foot modular house for use by seasonal employees in the northeast corner of the Country Club property, enclosed please find six sets of the following: Major Site Plan Checklist. The property is located in the Township’s R-2 zone. The applicant notes the following variance relief for this application: Section 25-8.12 Principal use: There shall be no more than one principal use upon any single lot. To the degree that the proposed installation is a principal use, relief is required. Section 25-9.8 Minimum residential floor area: 1,800 square feet is required; 1,248 square feet proposed. Section 25-12.2b(1) Minimum parking requirement: 700 parking spaces required (based on a 31,000 square foot clubhouse and a parking ratio of 1 space per 45 square feet); 259 parking spaces existing, 252 parking spaces proposed (loss of 7 spaces). The Applicant agrees to a condition of approval to add one “make ready” EV station, at a location to be determined in consultation with the board engineer or planner. Your office is in receipt of the application and escrow fees previously submitted. Enclosed is a check for $200.00 for the two additional “c” variances. The Applicant is submitting an electronic copy of this application and is therefore requesting a waiver of the digitizing fee. Please advise if any additional fees are required.
