being requested. (See drawing SP-1). I reference 25-8.2c where it states: Doorways, windows, sills, lintels, wall ornaments or leaders projecting not more than two feet. A variance shall be required for any feature that projects more than two feet into a required yard. Planning Comments — Bulk “C” Variances There are two hardship variances being sought due to the existing conditions of the property and the house and they are as follows: (1) The lot #3 located in Block #158 in the R-4 zone requires a lot size of 15,000 square ft. This existing lot has 14,982 square feet. (2) The northern side yard requires a 10ft. setback and the current side yard is 8.33 ft. The other two variances that are being requested which if the variances are granted would outweigh any detriments are: (1) The partial extension of the overhang of the roof of the new addition 2.6 ft. into the required 15 ft setback located on the southeast corner of the residence would be consistent with the existing house design. The zoning ordinance allows for a 2ft. extension into a required setback. (2) The future installation of a heat pump on the northern side of the house would allow the Owner to provide an eco-friendly quiet means to heat and cool her home in battling climate change, lowering energy costs and reducing risks to the power grid and the carbon impact of the home which benefits the Owner and the West Orange community. By granting the four requested variances for this application as noted, there are no negative criteria applicable to this application. The proposed scope of work enhances the existing residence by providing a level of comfort to the Owner’s quality of life, provides a seamless addition to the existing residence in terms of life safety, energy efficiency and material use (brick and asphalt shingles to match existing). This project is not a detriment to the public good because the residence will continue to co-exist with the neighboring properties nor will the proposed work impair the intent and the purpose of the zone plan and zoning ordinance.
