1.0 PROJECT DETAILS 1.1 Introduction and Description of Facilities: The site is located on a parcel known as Block 152.01, Lot 1445.01 as described on the Township of West Orange Tax Map #79. The project site has frontage on Eagle Rock Avenue, Township of West Orange, within the B-2, General Business Zone with an IHO-1 Inclusionary Housing Overlay. The site is bordered to the north by a large, wooded area, to the east by a mixed-use commercial complex and to the west by residential homes. The previously constructed and developed site includes a +/- 28,000 sf principal building, a +/- 1,700 sf accessory structure and shed. Additionally, the site currently has a large concrete pad with a canopy which is utilized for the added tenant, Remarkable Foods, Inc. The proposed drainage improvements are designed to be preventative as the existing grade sheets overland flow toward the existing and proposed concrete pads. The proposed improvements for the site include two rectangular concrete pads, +/-550 sf and +/-1,000sf. Each of the proposed pads will have an accompanying canopy fitted with roof drains at the corners. Under post-development conditions, the stormwater management facilities will include perforated pipes within stone trenches along the perimeter of the pads for stormwater collection from both overland sheet flow and the canopy roof drains. The perforated pipes are proposed to aid in diverting runoff away from the pads and follow existing drainage patterns. This manual consists of three parts. The first part includes the introduction, project description and a list of project contacts. The second part provides the operation and maintenance instructions for the facilities and equipment.
