Show all pages7 28. Next the Plaintiff called upon its professional engineer, Aliasgar Rangwala to testify. Plaintiff had Mr. Rangwala sworn in as a licensed engineer and accepted as a professional to present testimony regarding the Proposed Development. 29. Mr. Rangwala testified to the plans he prepared, with revision date May 16, 2024. He testified to the proposed setbacks and coverages for the Proposed Development. He also testified to the improvements in stormwater management proposed, which would result in collecting 95% of all stormwater on the Property which will slowly empty into the sewer system. 30. Mr. Rangwala also testified that due to Property conditions related to the grade, it is impossible to create a fully ADA compliant sidewalk. 31. Mr. Rangwala also testified to proposed site conditions, including the landscaping plans with new trees and shrubs acting as a buffer to neighboring residential properties. 32. Mr. Rangwala also testified to the exterior and interior lighting plan, which complies with the Township’s lighting requirements. 33. Mr. Rangwala also responded to questions from the Board regarding the setbacks as well as the slope of the Property and at the garage exit. He also testified that all of the down spouts will be connected to the underground stormwater system. 34. Mr. Rangwala responded to questions from the Board professionals regarding the stormwater detention system. 35. The hearing was opened for questions from the public, and Mr. Rangwala responded to several questions regarding utility connections, stormwater management, the landscaping plan, and sidewalk replacement. 36.
