The applicant is seeking the following bulk variances within this application: maximum lot coverage where 60% is permitted, 82% is existing and 75.73% is proposed, the number of parking spaces where 25 is required for mixed used, 21 spaces is existing and proposed with a shared parking arrangement and there is no change. The application is also requesting variances relief for the following pre-existing non conforming site conditions: Location of parking spaces; the ordinance permits off street parking inside or in the rear yard only, the property includes front yard parking spaces and that will not change. The architect, William Gentile, entered on the record, he was sworn under oath. His credentials were accepted by the board and he testified to the following: There are two entrances into the property, one from Pleasant Valley Way and the other from Mount Pleasant Avenue. There will be some removal, particularly in the area of the asphalt, that will change the landscaping once the second floor has been completed. There is just about 296 square feet of soil disturbance and that will be the extent to it.
