PLANNING BOARD - TOWNSHIP OF WEST ORANGE NOTICE OF PUBLIC HEARING PLEASE TAKE NOTICE that the Planning Board (“Board”) of the Township of West Orange, at a meeting to be held on December 3, 2025 at 6:00 p.m. will hold a public hearing in-person and by virtual format on the Zoom platform, on Application #PB-25-04 by Blue Violet Grow, LLC (“Applicant”) for a conditional use approval, bulk variances and site plan approval to operate a cannabis cultivation and manufacturing facility at property located at 76 Ashland Avenue, Block 62, Lot 22.01 on the Township of West Orange Tax Map, with access across Block 62 Lots 32 and 34 on the Township of West Orange Tax Map. Requested variances will include or may include the following: Section 25-12.1, requiring a 5 foot wide sidewalk between any building and a parking area or drive used by the public, whereas no such sidewalk exists today and none is proposed; Section 25-12.1, requiring all driveways for two-way traffic to have a minimum width of 24 feet, whereas an existing driveway from Ashland Avenue has a width of 18 feet and no change in width is proposed; Section 25-12.3, requiring two loading spaces where none exist presently and none are proposed; Section 25-12.1, prohibiting off-street parking spaces within 25 feet of Ashland Avenue, where spaces exist today and are proposed to remain; Chapter 25 Attachment 3, providing for a minimum side yard setback of 10 feet when adjacent to residences, where less than 10 feet exists and is proposed to remain; Section 25-12.1, prohibiting a driveway within 5 feet of a side lot line, where a driveway exists and is proposed to remain; and Section 25-14.3, requiring minimum illumination throughout a parking area of 1.0 footcandles where less is proposed in certain locations. Applicant also seeks any and all other relief identified by the Board or its professionals. Any person may appear in person or by attorney to ask questions and to make comments and objections. This hearing shall take place in-person at the Township Council Chambers at 66 Main Street, West Orange, New Jersey. The hearing will be available on the Zoom platform for those wishing to attend the hearing but not offer questions or comments. Those seeking to question or comment must do so in person.
