ZBA-24-06 325 MOUNT PLEASANT AVENUE - BLOCK 155, LOT 26.01 TOWNSHIP OF WEST ORANGE, ESSEX COUNTY, NEW JERSEY CONCEPT PLAN SUBMITTAL Dear Ms. Chandler-Zimmerman: Public Service Electric and Gas Company (PSE&G) is providing additional information to supplement our site plan/variance application (ZB-24-06) for the West Orange Switching Station (Station). In accordance with comments from the Zoning Board of Adjustment’s members and the public, PSE&G is proposing the following changes: 1. Implementation of an underground stormwater storage system in lieu of the above-ground basins as currently proposed 2. Reduction in the number of proposed viable tree removals by 47 The following documents are provided in support of the proposed changes in advance of the Zoning Board hearing scheduled on December 18, 2025: 1. Six (6) copies of a selection of the Site Plan Set that has been revised to depict the conceptual design, comprising the following sheets: a. Drawing 789277, Ultimate Key Plan, dated 7/19/2022, last revised 12/8/2025; b. Drawing No. 792790, Conceptual Grading & Drainage Plan, dated 12/3/2025, last revised 12/8/2025; c. Drawing 792798, Civil Details Sh. 3, dated 2/20/2023, last revised 12/8/2025; d. Drawing No. TR-01, Tree Removal Plan, dated 12/22/2022, last revised 12/08/2025; e. Drawing No. L-01, Landscape Plan, dated 12/22/2022, last revised 12/08/2025; 2. Six (6) copies of a Conceptual Tree Removal Memo, detailing the 47 trees previously noted for removal that are now proposed to remain;
