Show all pages262 Main Street Realty LLC 262-270 Main Street Block 114, Lots 50 &55 Proposal and Reasons for Relief PROPOSAL 262 Main Street Realty, LLC and 270 Main Street Realty LLC (collectively, the Applicant) own and propose to occupy property located at 262-270 Main Street, which is designated as Block 114, Lots 50 and 55 on the official tax map of the Township of West Orange (the “Property”). The Property consists of a 30,218 square foot lot with frontage on Main Street, Erwin Place, and Prospect Place and is located in the B-1 Retail Business Zone in the Central Business District. The Property is currently improved with the former RiteAid Pharmacy and the Americana Diner. The Applicant proposes to raze the existing improvements, including demolishing and regrading the parking lot. Once the improvements are removed, the Applicant proposes to construct a two-story supermarket building consisting of 13,934 square feet on the first floor and 5,810 square feet on the second floor, for a total of 19,744 square feet. The second-floor space will not be accessible to customers and will be used for storage. The roof will accommodate the mechanical equipment, as well as multiple solar panel arrays. The Applicant is proposing 46 onsite parking spaces, however, there are an additional 10 parking spaces on the adjacent streets, bringing the total proposed number of parking spaces to 56. The Applicant is also providing three (3) Electric Vehicle Charging Stations, which entitles the Applicant to a parking credit of 5 parking spaces. As such, the Applicant is proposing 61 parking spaces whereas the minimum required number of parking spaces is 62. The Applicant is proposing two loading spaces; one to the rear of the supermarket anda temporary loading space along Main Street. The temporary loading space will be used for trucks up to 65 feet long, while the permanent loading space will be used for all other deliveries. The temporary loading space is intended to be used Monday through Friday, between 7:00 am and 11:00 am and will have signage reflecting these hours of operation. Outside of these hours, all deliveries will be made using the permanent loading space. In order to construct the proposed improvements, the Applicant is seeking preliminary and final major site plan approval and the following bulk variance relief: 1.
