To whom it may concern, This letter addresses the written statements requirement for the variance application for above listed property. 4. PROPOSAL: The scope of work of the proposal is to add a reading room (168 sf) and replace the existing deck (638.5 sf) with a new reduced sized deck (440 sf). A C-1 variance is required because the house and deck are existing condition, non- conforming due to the required rear yard setback. The present zoning creates an undue hardship under NJSA 40:55D-70c(1). The proposed work adds a reading room, and reduces the intrusion into the rear yard, per Site Plan on Sheet 1 of 3. No trees are impacted by this proposal. The grade will remain the same. 2. REASONS FOR RELIEF: The reason for requesting the variance is due to the house and deck being existing condition, non-conforming. The owners are retired, and like the single story house without stairs. They do not want as large a deck, would like a more usable rear yard, and want a sunny quiet room for reading.
