Show all pagesSITE PLAN REVIEW As part of this study, a review was completed of the Site Plans prepared by Jorge Mastropietro Architects. The following comments address access and parking as shown on the Site Plan: Vehicular access to the development is proposed via a new ingress-only driveway and a new egress-only along Main Street which will replace the existing driveways. The Ordinance requires no parking for the first 1,000 square feet of building area and 1 parking stall per 300 square feet of retail space above that area. This results parking requirement of 57 spaces for 18,078 square-feet assuming that all of the second-floor area is also “retail” space. However, the second-floor storage space is not customer accessible and is principally storage and mechanical areas, thus does not need parking as though it were customer retail space. Based upon the retail area of 13,934 square feet, the development requires 43 parking spaces. The site plan proposes 44 off-street parking stalls of which 4 are proposed as Electric Vehicle (EV) spaces with charging equipment to be installed. Under the applicable State regulations for EV parking, each EV space is credited as 2 spaces (up to a maximum of 10% of the total parking provided). With 4 EV parking space credit, the total on-site parking is 48 spaces. Two loading spaces are proposed; one to the rear of the grocery store and a temporary loading space along Main Street. The temporary loading space will be used for trucks up to 65 feet long, while the permanent loading space will be used for all other deliveries. The temporary loading space is intended to be used Monday through Friday, between 7:00 am and 11:00 am and will have signage reflecting these hours of operation. Outside of these hours, all deliveries will be made using the permanent loading space. The proposed site plan provides 18-foot-deep by 9-foot-wide parking stalls served by a minimum 24-foot two-way drive aisle. This design will provide sufficient space for circulation throughout the site and efficient flow to ensure ease for parking maneuvers.
