STORMWATER MANAGEMENT STATEMENT To: Township of West Orange Planning Board Project: Proposed Site Improvements Tax Block 134.02, Lots 75.03, 79 & 81 66 Franklin Avenue Township of West Orange, Essex County, New Jersey Dated: October 8, 2024 Reference: Preliminary & Final Major Site Plan (prepared by Stonefield Engineering & Design, LLC, October 8, 2024) The Applicant is proposing to maintain an existing 1,924 SF commercial building with exterior improvements. The subject property is designated as Block 134.02, Lots 75.03, 79 & 81, commonly known as 66 Franklin Avenue. The site is located within Zone B-1, Retail Business Zone in the Township of West Orange, NJ. The lot is currently bounded by an existing commercial building to the north, Franklin Avenue to the west and existing residential developments to the south and east. The proposed project area is 10,000 SF (0.23 AC) and is currently occupied by an existing commercial building with an asphalt parking lot. The project consists of the improvement of the existing structures. Additional site improvements include landscaping, and lighting. The overall disturbance area associated with the project is 10,362 SF (0.24 AC), consisting of the entire subject property, along with some proposed improvements in the right-of-way of Franklin Avenue. This Stormwater Management Statement has been prepared to analyze the potential stormwater runoff impacts of the project and measures proposed to conform to stormwater management requirements set forth by the Township of West Orange, Hudson Essex Passaic Soil Conservation District, and the New Jersey Department of Environmental Protection (NJDEP).
