Three-family dwellings shall be subject to the parking requirements for townhouse development. 2. Garage and driveway combinations shall be counted as follows: a. Each garage car space shall be counted as 1.0 off-street parking space regardless of the dimensions of the driveway. b. A one-car garage and driveway combination shall count as 2.0 off-street parking spaces, provided the driveway measures a minimum of 18 feet in length between the face of the garage door and the right-of-way. c. A two-car garage and driveway combination shall count as 3.5 off-street parking spaces, provided a minimum parking area width of 20 feet is provided for a minimum length of 18 feet as specified for a one-car garage and driveway combination. 3. Unscheduled uses. Off-street parking requirements for uses not listed in Parking Schedule II shall be established by the approving authority, based upon accepted industry standards. 3. Fractional spaces. Whenever the application of Parking Schedule II results in a fractional parking space in excess of one-half, a full space shall be required. 4. Joint parking facilities. Persons developing property in the B-1 and B-2 Districts may meet the required parking provisions of this subsection by participation in a joint parking program of two (2) or more

Medical, psychiatric and chiropractic offices, clinics or outpatient clinics shall provide not less than one (1) parking space for each professional person, plus one (1) parking space for each employee plus two (2) parking spaces for each examination room, not including a room for x- ray examination in a medical or chiropractic office or clinic, plus two (2) additional parking 60
DRAFT PROPOSED REVISIONS – OCTOBER 2011 spaces for each dental chair, or one (1) par king space for each two hundred (200) square feet of gross floor area in the office or clinic, whichever requirement is greater. j. Filling stations, repair garages or service stations shall provide not less than ten (10) parking spaces plus one (1) additional space for each repair bay. k. Private clubs, community center buildings and swim clubs shall provide not less than one (1) parking space for each forty-five (45) square feet of gross floor area. For outdoor swim clubs, one (1) parking space shall be provided for each forty-five (45) square feet of gross floor area, plus one (1) parking space for each two (2) registered members. For catering facilities in any private club, if the building is used for rental to other groups for parties or celebrations, etc. there should be provided not less than one (1) parking space for each twenty-five (25) square feet of gross floor area. l. A nursery school, day care center, school for children under five (5) years of age shall provide not less than one (1) parking space for each three hundred fifty (350) square feet of gross square feet plus one (1) parking space for each employee and cooperative adult assistant on the premises at the same time during peak periods. Such uses shall also provide for additional off-street areas for loading and unloading of school buses. m. A public, private, secular, business or vocational school shall provide not less than one (1) parking space for each employee on the premises at the same time during peak hours, plus one (1) parking space for each five (5) pupils in the eleventh and twelfth grade, plus one (1) parking space for each two (2) pupils over eighteen (18) years of age who are not in the eleventh and twelfth grades. Additional parking spaces shall be provided for any other activity and use on the premises, such as an assembly hall in accordance with the provisions of this ordinance. n. B-1, B-2, O-B-1 or OB-2 District uses shall provide one (1) parking space for each two hundred (200) square feet of gross floor area of all nonresidential structures. o. I District uses shall provide one (1) parking space for each three hundred (300) square feet of gross floor area.

Mixed Uses total requirements shall be the sum of the requirements of the component uses, computed separately in accordance with the provisions of this subsection. s. Joint Parking Facilities. Persons developing property in the B-1, B-2 and I-B Districts may meet the required parking provisions of this subsection by participation in a joint parking program of two (2) or more business uses, provided plans for such a joint program have been approved by the Planning Board and further provided that the area of the parking facilities equals the total parking area requirements of each use participating therein. Furthermore, a joint parking agreement establishing the rights and obligations of all parties to the agreement shall be signed and submitted to the Board. The agreement shall be conditioned on approval by the Board and the filing of same with the County as a recorded easement. t. For all office and retail uses in any zone, provision shall be made, unless otherwise specified elsewhere in this section, by the applicant for one (1) parking space for each two hundred (200) square feet of gross building floor area. The Planning Board may permit the applicant to provide one (1) parking space for each two hundred fifty (250) square feet of building floor 61
DRAFT PROPOSED REVISIONS – OCTOBER 2011 area, provided that an additional area to meet the parking space requirement in the preceding sentence is satisfactorily delineated on the applicant's site plan, to be provided later if the Planning Board subsequently determines that there is a deficiency of spaces available. Medical centers shall provide parking at one (1) space per one hundred fifty (150) feet GFP. Minimum ten (10) spaces required. u. For all restaurants and other buildings in which dining or catering facilities are made available to the public, including private clubs, one (1) parking space for every three (3) seats and one (1) parking space for every fifteen (15) square feet of all other open spaces in the establishment including but not limited to dancing areas, bar areas, reception, game and standing room areas and any other area used for public assembly. In all districts, for every building, or part thereof, which is to be occupied by retail stores requiring the receipt in vehicles of materials or merchandise, there shall be provided and maintained on these premises with such building, off-street loading spaces. Design of off- street loading spaces shall be such that vehicles will not be required to maneuver on any public right-of-way except to drive directly onto and off of the site. Retail stores under two thousand five hundred (2,500) square feet are exempted. The minimum number of spaces shall be determined in relation to gross floor area as follow: (a) Two thousand five hundredUp to seven nine thousand nine hundred ninety-nine five hundred (9,9997,500) square feet, one (1) space.
