Show all pages20 (Pages 74 to 77) Page 74 1 adequate power and distribution to permit all of 2 this, so we will provide the infrastructure for the 3 future growth in here just because it makes good 4 sense and it's appropriate for planning, but we 5 don't necessarily want to put them in, especially 6 because what was cutting edge today will be 7 antiquated a year from now. It's everything moving 8 very quickly. 9 So some of the questions that were 10 raised in here were with regard to questions of life 11 safety. This building is fully sprinklered. There 12 are requirements under NFPA for all of the sprinkler 13 systems in here. This building will be fully 14 sprinklered. In addition, one thing to note is all 15 of the building from the podium -- and the podium is 16 that garage level of the building, that lower level 17 of the building where you often will have a lobby 18 and a garage. It's called podium construction. 19 It's three-hour fire-rated. That's extraordinary. 20 And in addition, all of the upper floors are 21 one-hour fire-rated. There will be standpipes in 22 each building, you'll have a fully monitored alarm 23 system. That means when the alarm system goes off, 24 it's not a local alarm, it goes right to the fire 25 department or to the monitoring station. Page 75 1 We will be providing emergency 2 generators at each building to provide, at a minimum 3 right now, access controls, security lighting, 4 controls for the garage, getting in and out, so no 5 one would be stranded in case there's a power 6 failure. 7 We have not made a decision of whether 8 the emergency lighting will be on batteries or the 9 generator, that's a decision that we make a couple 10 of ticks down when we're closer to construction in 11 here, but again, all of this will meet all the 12 requisite building codes. 13 One of the other items that I believe 14 was brought up at one point was would there be an 15 area of refuge. Yes, there will be an area of 16 refuge in these buildings, so that's a protected 17 area that's built into the design of the building 18 that allows, in case of an emergency, someone can be 19 in a safe place and wait for the first responders to 20 come. 21 The building is going to be elevator 22 serviced. Some of the buildings have multiple 23 elevator cores so that they're more efficient for 24 the residents, and again, what we're trying to do is 25 we're designing

They all look for amenities, they look 3 for all of these features and safety features and we 4 look to provide all of these items. So we provide 5 elevators that are oversized in height, so at least 6 one of the elevators will be oversized in height to 7 enhance movement, and all of the elevators will be 8 sized for stretchers as well. And again, we are 9 happy -- no, I have not seen a fire report, but I've 10 designed numerous buildings like this, so I am happy 11 to work with the local authorities on locating 12 Knox-Boxes and making sure that any of the issues 13 they have with truss plaque or signage or what have 14 you, that we accommodate and coordinate with that; 15 that's an easy process. 16 So one of the issues I was bringing up 17 was design features and amenities. Again, all of 18 the design was, the starting point for this was the 19 ordinance as well as the settlement agreement, which 20 also included provisions for green design, and these 21 are -- we have met or exceeded all of the standards 22 that were proposed in here, so I believe we're in a 23 very good place. Each building has its own defined 24 entries and are essentially independently occupied. 25 So they don't rely on a neighboring building. This Page 77 1 is something that Mr. Anderson was explaining, that 2 one building doesn't have a surplus of parking and 3 the other one have a shortage so you have to park at 4 one building and walk over; they're truly 5 independent structures. 6 Each building has an amenity space, as 7 shown on the drawings; however, as I mentioned, 8 Building D, which is the building on the ridgeline, 9 is a bit more unique. It has more amenity spaces as 10 well as we've included a rooftop deck for passive 11 amenities for residents. As well, up on the roof, 12 20 units will have private roof terraces above their 13 units. 14 Balconies are also provided for 15 residents and also to provide architectural 16 interests on the facade. So you can see on this 17 rendering in here that we have these wraparound 18 terraces as well as these balconies, and all of 19
