Show all pages27 (Pages 102 to 105) Page 102 1 the lobby. So that's the formula for Building A, B 2 and C. 3 Building D is a little bit unique, 4 because when you come into the center of the 5 building, we have a gym at the ground floor, so 6 separate from the amenities, I'm going to say the 7 standard -- every building has an elevator core, has 8 stairs, has a trash room, has a mailroom and a 9 package room. All those things are -- I consider 10 those almost necessities, not -- not amenities, but 11 over here, this building has a gym. When you come 12 upstairs, you have other amenity spaces, you have an 13 outdoor amenity space across the lobby, over here 14 (indicating), and on each corner, you have a small 15 amenity space. 16 Can you pan up to the top a little bit? 17 Yes. 18 And then above the gym, we have a club 19 room, and then when we go upstairs again, this 20 repeats itself with these small amenities at that 21 same corner, they're all stacked over here, but 22 these will no longer -- you're above where you have 23 the outside space, so these have no way to get to 24 the outside, but we still have these amenity spaces 25 over here. And if you can pan down. And then we Page 103 1 have this lounge. We're going to call this the sky 2 lounge and I'll explain to you why, because we're 3 going to go to the rooftop. The rooftop -- all of 4 these hatched areas that are dark, all of these 5 hatched areas are private for one of the residents. 6 These condenser farms in here will be screened, 7 where they'll have the mechanical equipment, but 8 rather than spread that all around the building, 9 what we've done is we've created these private roof 10 terraces with a small little bulkhead for stairs and 11 a little place to have, like, a little kind of wet 12 bar or kitchenette over here, and it's just a nice 13 private space that these residents can -- can use. 14 In addition, if you can pan to the left a little 15 bit, we have -- this is a larger public space inside 16 the -- at the roof level. It has a larger view 17 toward -- into the development, so this is looking 18 toward the clubhouse, and this smaller element, 19 which is a view toward the New York skyline. 20 So I'll go to the clubhouse. The 21 clubhouse has a mix of lots of different amenities. 22 Did you want me to walk through the clubhouse also 23 or... 24 MR. CARDOZA: Yes. 25 MR. APPEL: So coming in, you have
go to the clubhouse. The 21 clubhouse has a mix of lots of different amenities. 22 Did you want me to walk through the clubhouse also 23 or... 24 MR. CARDOZA: Yes. 25 MR. APPEL: So coming in, you have a Page 104 1 large common vestibule and a stair that is, we call 2 them "monumental stair" because it's not enclosed, 3 so it's just more visual, elevator, we have a 4 private -- private dining area, then an open area 5 here for some passive areas -- 6 MR. CARDOZA: Can everyone be quiet, 7 please? 8 MR. APPEL: -- a game room, bar, home 9 theater, a sitting area. This is the leasing office 10 over here, this is the model apartment, and this is 11 a -- basically a business center, kind of like a 12 WeWork. 13 Upstairs -- oh, this is the basement 14 below, is the services that are more connected 15 toward kids. We are proposing a golf simulator, we 16 have different types of -- we have different types 17 of toilet rooms servicing the pool, and this is 18 exercise and yoga as well. This area here is more 19 of a kids' area to the side and then we have an 20 upper level that we have, if you go down, which was 21 a -- kind of a -- like a members-only kind of club 22 area that would have some interior space and some 23 outside space, and we've created two-story volumes, 24 both on the up side and the downhill side, where we 25 have open two-story spaces with an overlook from Page 105 1 there. So we've tried to kind of make this very 2 flexible and adaptable so that we can reprogram 3 these type of things just by changing some 4 furniture, kind of repurpose themselves. 5 MR. CARDOZA: All right. Thank you 6 for the walk-through; that is helpful. I have 7 several follow-up questions. I guess the first 8 thing, just to clarify, so the gym -- there's a gym 9 in the clubhouse and the only other building that 10 has a gym is Building D. 11 MR. APPEL: That is correct. 12 MR. CARDOZA: Okay. And all of the 13 residents are able to access the gym and the 14 clubhouse, but is that the intention for the gym in 15 Building D, is that only accessible to -- 16 MR. APPEL: Typically -- this is 17 really an ownership -- 18 MR. CARDOZA: Yeah. 19 MR. APPEL: -- decision and a sales 20 and marketing. What was envisioned is the amenities 21 that were part of D were specific to residents at D 22 because this was such a robust clubhouse, we felt 23 that was -- but that's really an ownership
arketing. What was envisioned is the amenities 21 that were part of D were specific to residents at D 22 because this was such a robust clubhouse, we felt 23 that was -- but that's really an ownership decision. 24 MR. CARDOZA: Okay. Just to clarify, 25 and some of this might be still under discussion, I
