The Applicant shall pay all outstanding application fees and technical review fees, board attorney fees for preparation of the resolution, as well as any inspection fees that may be required hereunder. The Applicant shall pay any additional fees or escrow deposits which may be due and owing within thirty (30) days of the notification or this approval shall be deemed withdrawn. All notes included in the approved plans, including notes required by this Resolution, shall be deemed conditions of approval having the same force and effect as conditions expressly set forth in this Resolution. Applicant agrees to abide by all of the suggestions and directives set forth in the Hess reports dated May 16, 2024 and July 3, 2024. Applicant will reduce the size of the building by 60square feet to be identical to the square footage proposed in the first application and correct the site plan to show that there are 70 required parking spaces on site. Applicant shall install and maintain in perpetuity, native plantings with the approval of the Township Forester. An additional “Watch for Pedestrian” sign before the crosswalk on the north side will be added. Signs (other than those directional signs required in the parking lot or for traffic control as mentioned herein) will be mounted on the building and will comply with the Township Ordinance.
