10. 11. 13; 14. 15, Twenty-two (22) spaces are located in the upper parking lot and the remaining parking spaces are in the lower parking lot. Vehicular access to the site is provided by right-in, right-out access driveway on Mount Pleasant Avenue and a two-way driveway on Marcella Avenue. The existing childcare center on former lot 5.01 was approved by the Planning Board in 2017 and has been operating for six (6) years. Lot | is developed with a three-story building and multiple radio transmission towers (Which are currently in operation.) Two radio towers on the building to be demolished will be removed as their leases have ended (and will not be replaced) and a building will be removed as part of this application. The towers on the west side will remain. The Applicant is requesting approvals to build a new building on Lot 1 to serve as an annex to the existing childcare center. The proposal is to build a new building in the identical location, size and with the same setbacks and number of classrooms as recently approved by the Board in the first application. Three classrooms would be located within the new building, one on each floor. The total capacity of the classrooms would remain at 60 children as previously approved. There will be no change to the traffic pattern from the first application approved by the Board. An elevator and two stairways are proposed to be added to comply with the applicable codes and regulations. The proposed new building is a safer and better design for use as a childcare center as the classrooms will not have support beams inside the classrooms and the exterior will be complementary to the existing building as an aesthetic improvement. {Goddard School Draft Resolution - PB 24-08 (new)}4
