Ench. 89 Ashland Avenue (Lot 45) is owned by 89 Ashland Avenue, LLC. Pursuant to N.JS.A. 40:55D-48.1, Frank S. Ench is the sole person or entity with a 10% or greater interest in this LLC. I have enclosed the application fee of $850 ($450 for preliminary/final + $150 for “d” variance + $250 for “c” variance). I have also enclosed $750.00 representing the escrow fees for the two additional multifamily units. The Applicant is submitting an electronic copy of this application and is therefore requesting a waiver of the digitizing fee. Please advise if any additional fees are required. The property is located in the Township’s I Industry zone. The Applicant proposes to add two residential units to the existing six unit structure (the existing units are all one bedroom units; the two proposed units are 3 bedrooms each). The Applicant thus requests preliminary and final site plan approval along with the following “c” and “d” variances: 1. “D-2” variance relief to expand the existing residential structure in a zone that does not permit residential use. 2. De minimis exception from the Residential Site Improvement Standards (15 parking spaces required; 6 spaces existing; 3 new spaces proposed for a total of 9 spaces proposed). 3. Maximum improvement coverage (75% permitted; 73% existing; 90.8% proposed). We would ask that this matter be reviewed by the Site Plan Review Advisory Board at its next available meeting.
