PROPERTY LOCATION AND DESCRIPTION The site is located on the easterly side of Eagle Ridge Way in the Township of West Orange, Essex County, NJ. The site is bordered by residential properties and is designated as Lot 20.02 in Block 106. The site contains a single family dwelling. PROJECT DESCRIPTION The project includes a proposed swimming pool and a cabana building to be located in the rear yard of the property. EXISTING CONDITIONS Topography of the site slopes downhill in an easterly direction. The rear yard is unimproved, and has some vegetation. Stormwater flows in an easterly direction from the front of the property towards the rear and flows offsite. PROPOSED CONDITIONS Construction of the proposed cabana and swimming area will increase the impervious area on the site. A drywell system is proposed in order to reduce the amount of stormwater from the site. A series of catch basins are proposed in the vicinity of the cabana and the swimming pool area. Storm sewer pipes connect these catch basins to the proposed drywell system. A separate storm sewer is being proposed along the northerly property line. This storm sewer will accept stormwater runoff from an existing pipe discharging onto the subject property from the adjoining lot to the north. METHODOLOGY The SCS Method for estimating stormwater runoff was used for this analysis. The existing drainage area was analyzed as being completely undeveloped as if the house was not yet constructed. The reasoning for this is that at the time the house was constructed, drywells were installed for the roof leaders. The post-developed drainage area includes the house, cabana, pool and patio areas, and is considered as being all impervious. The surface area of the swimming pool is also being considered as impervious. This is a conservative assumption since the pool surface area would actually capture and contain storm water rainfall and not contribute to runoff volume. Roof leader drains from the existing house will also be connected to the storm drainage system. The drywell system consists of 10 drywells surrounded by gravel. Stormwater from the drywell system flows into a proposed outlet structure. Routing calculations were performed for the 2, 10, and 100 year storm scenarios. The drywell system is designed as a dry basin, meaning that it is intended to completely drain after each storm event, except for a 1 ft depth below the lowest orifice of the outlet structure. Any infiltration that would occur in this system is not being considered in order take a conservative approach to the design. SUMMARY The rate of stormwater runoff flowing toward the roadway under proposed conditions will be less than the existing. Also, the rate of runoff flowing off the rear of the site will be reduced. Resulting in an overall reduction in stormwater runoff leaving the site.
