Show all pages-92-1 PLANNING BOARD RESOLUTION GRANTING VARIANCES AS TO LOT COVERAGE, SET BACK AND PARKING AND CONDITIONALLY APPROVING THE AMENDED SITE PLAN APPLICATION AND NDITIONALLY APPROV. THE MINOR SUBDIVISION AP ATION BY_ BOW AND ARROW MANOR , LOCATED AT PROSPECT AVENUE, BEING BLOCK 151, LOTS 15, 15.02, 17.02, 17.04, & 17,06 AND BLOCK 151.03, LOTS 13, 205, 206. 207, 208, 209, 210, 210, & 211 Zz B-2 WHEREAS the Planning Board of the Township of West Orange, at its regular meetings held on January 6, 1993, February 3, 1993, March 3, 1993, April 14, 1993, and June 2, 1993, considered the application for a variance from the requirements of maximum lot coverage of 34.5% as limited by the steep slope section of the Zoning Ordinance, a minimum side yard of 125 feet on the north side, a minimum driveway set back of 50 feet, a minimum set back for the free standing sign of 50 feet and a minimum of 128 parking spaces for the Hotel as required by the West Orange Zoning Ordinance, which application was submitted by Bow and Arrow Manor, Inc., through their attorney, Robert C. Williams, Esq.; and WHEREAS the Planning Board considered the concurrent applications for amended site plan approval and minor subdivision approval; and WHEREAS the Planning Board considered the presentation of Robert C. Williams, Esq., Attorney for the applicant, and the testimony of Mr. Harry Knowles, for the Bow & Arrow, Inc., Mr. J. Michael Petry, P.E., the applicant’s project engineer, Mr. Joseph Courter, Mr. Jeffrey Hendricks, S.R.A. and Mr. Peter Steck, P.P., and Harold K. Maltz, P.E., the traffic engineer retained for the Township, and the various Exhibits A 1-A 13 that were placed in evidence; and WHEREAS the general public having been given an opportunity to be heard, the Planning Board made the following findings of fact: 1. The applicant is continuing an existing use on a portion of the site, and the applicant agreed that the occupancy limit of the Manor restaurant shall be 1,437. The current use has 572 parking spaces and the applicant will submit a joint parking agreement between the “Manor” and the “Hotel”.
