Show all pages2. The property, which is the subject of this application, has exceptional topographical conditions which uniquely affect its use. The excessive steep slopes occur around the perimeter of the existing parking lot and are toward the west. 3. The 80 foot side yard, as opposed to the 125 foot requirement to the north, will have no detrimental effect as the adjoining property to North is a golf course and there are no residential buildings there, other than one caretaker’s cottage. 4. Similarly 25 foot driveway set back, as opposed to the 50 foot requirement will have no detrimental effect as the adjoining property to North is a golf course, and the traffic expert believed that it would improve traffic safety and benefit the community to have the driveway in that location. 5. The addition of a fine hotel to match the ambiance of the restaurant will be a benefit to the Township. 7. The requested variances will not substantially impair the intent and purpose of the Master Plan and Zoning Ordinance of the Township of West Orange. The strict application of the regulations of the Zoning Ordinance would result in peculiar and exceptional practical difficulties to, or exceptional and undue hardship upon, the applicant without any similar benefit to adjoining property owners. NOW, THEREFORE, BE IT RESOLVED that, conditioned upon the approval of the Amended Site Plan Application and the Minor Subdivision Application for property located at Prospect Avenue, being Block 151, Lots 15, 15.02, 17.02, 17.04, & 17.06 and Block 151.03, Lots 13, 205, 206, 207, 208, 209, 210, 210, & 211, Zone B-2, in the Township of West Orange, the application for a variance from the requirements of maximum lot coverage of less than 40% as opposed to the 34.5% as limited by the steep slope section of the Zoning Ordinance, a minimum side yard of 80 feet as opposed to 125 feet required on the north side, a minimum driveway set back of 25 feet as opposed to 50 feet required, a minimum set back ( in line with the existing “Manor” sign) for ihe free standing sign as opposed to 50 feet required, and a minimum of 95 parking spaces as opposed to 128 parking spaces required for the Hotel, be and hereby is granted subject to the following conditions: 1.
