This requires~Variances due to the rear yard set back requirement of 50 feet and a natural state buffer of 50 feet. When Normandie Estates was originally approved for development in 1986, no variances were required and balconies were permitted to extend at the rear of the townhomes. At this time, the condominium associates wishes to apply fer an amended site plan to reduce the rear yard set back for 18 specific units so that these decks can be extended.
It would be unfortunate for this land to be sold off for development as the area is already densely populated and the current use as a golf course keeps the land as open space. All opinions stated in the report are based on information submitted by the applicant. I reserve the right to change any opinions based on further testimony.
