Show all pagesVIA EMAIL ONLY jmicik@mavis.com 28 June 2026 Mr. James Micik Mavis Tire Supply, LLC 100 Hillside Avenue White Plains, NY 10603 Re: Acoustical Analysis of Site Sound Emissions Proposed Mavis Tire Center #2296 460 Prospect Avenue, Township of West Orange, Essex County, NJ OAA File 5042A Dear Mr. Micik: As requested, Ostergaard Acoustical Associates (OAA) has carried out acoustical analyses to evaluate the potential site sound emissions of major noise sources associated with a proposed Mavis Tire Center located in West Orange, New Jersey. Site sound emissions must comply with applicable noise regulations. This study is based on the drawing Site Plan prepared by Dynamic Engineering, last revised on 25 June 2026. The project site is located on the eastern side of Prospect Avenue, just northeast of the intersection of Rooney Circle and Prospect Avenue. The property currently accommodates a two-story commercial building to be demolished. The site is located in the B-2, General Business, zoning district. An urgent care center and an event venue also in the B-2 district are located directly north and south of the site, respectively. West of the site across Prospect Avenue are various commercial retailers in the P-C, Planned Commercial, district as well as an electrical utility station in the O-R, Office Research, district. Of most acoustical interest are the residences abutting the site to the east in the PURD, Planned Unit Residential Development, district. The nearest of these residences is located about 70 feet from the closest service bay. The proposed plan calls for an approximately 6,200 ft2 retail facility, utilizing seven garage doors to provide access to vehicle service bays. The site is accessible via a primary driveway connecting to Prospect Avenue; there is also a shared driveway (Blueberry Bend) along the southern portion of the site. In coordination between OAA and Mavis, plans have been updated to call for an additional 6-foot-tall solid privacy fence, connecting the southeast corner of the building with the masonry trash enclosure, to provide additional noise mitigation in the direction of residential receptors to the east. The tire center will contribute steady and intermittent sound to off-site receptors. The primary noise source of interest is the interior sound emitted from servicing
