Show all pagesTOWNSHIP OF WEST ORANGE NOTICE OF HEARING TO PROPERTY OWNERS ON APPLICATION FOR 66 FRANKLIN AVENUE, TOWNSHIP OF WEST ORANGE (BLOCK 134.02, LOTS 75.03, 79, & 81) Application No: ZB-24-18 TO: All property owners and other parties entitled to notice within a 200-foot radius of the property located at 66 Franklin Avenue and designated as Block 134.02, Lot 75.03, 79, and 81 on the Tax Map of the Township of West Orange, New Jersey. PLEASE TAKE NOTICE that on August 20, 2026, at 8:00 P.M. EST, a virtual public hearing will be conducted before the Zoning Board of Adjustment of the Township of West Orange (“Board”), via Zoom, a web-based video conference application, or by telephone (details below), in connection with the property located at 66 Franklin Avenue and designated as Block 134.02, Lot 75.03, 79, and 81 on the Tax Map of the Township of West Orange, New Jersey (“Property”). The applicant, M Vega Investments LLC. (“Applicant”), has applied to the Board for preliminary and final major site plan approval with *C’ and ‘D’ variances in connection with the renovation of the existing one-story masonry building into a landscaping contractor’s office with associated parking for commercial landscaping vehicles. The project includes restriping and curbing of the existing parking lot to provide eight (8) parking spaces, including one (1) handicap accessible parking space, and associated site improvements including landscaping and stormwater management. The Property is currently occupied by a one-story masonry building with a partial basement, a detached one-story frame shed, and a parking area used as a contractor’s storage yard, located in the B-1 Retail Business Zone of the Township of West Orange. The Applicant seeks variance relief for a “D(1)” use variance, as the proposed use as a contractor’s storage yard is not a permitted use within the B-1 Retail Business Zone, and a “C” variance for off-street parking of commercial landscaping vehicles, which do not constitute passenger automobiles as required under §25-12.1g. The Applicant also seeks bulk “C” variance relief for exceeding maximum lot coverage, permanent window signs exceeding the permitted percentage of window area, insufficient curb setback from fence, screening or structure, insufficient minimum driveway width for two-way traffic, and insufficient buffer strip width. In addition, the
